Selling a home is a major undertaking and involves a considerable amount of money. Winterhalder Real Estate recommends that a predefined, standardized procedure be used by the seller to review all offers submitted in such a way that each offer is treated impartially and the one selected is the best in terms of dollar amount offered and terms of sale. If there are any fixtures or appliances that the seller wishes to remove from the home, they should be clearly identified in the Sales Listing document. If there are items of personal property that the seller would considered leaving in the home, these should also be stated together with minimum acceptable prices.
The goals are to agree upon a sale amount and terms of sale that are agreeable to both the seller and buyer and to avoid any delays that might occur between the time the Offer to Purchase is signed and the actual Closing transpires.
