WHEN BUYING A HOME, WHAT TOPICS SHOULD BE DISCUSSED BY MY AGENT AND ME?

Topics to be discussed between the sales agent and his potential buyer may vary according to whether the client is new to the Mid Fairfield County area or has lived in the area for the past several years. Other factors include whether or not the client has children that will be attending school in a given town, whether the client has senior relatives that will be living with them, commuting distance of the client between a given home and his place of business, etc. At a minimum, the following items should be discussed:
1. Agency Relationships- are we the Seller''s Agent, Buyer''s Agent, or a Dual Agent. See above.
2. How much home can you afford? Why we recommend the use of a mortgage broker.
3. What is your timeframe for buying a new home? Are you under contract with another agency for selling or buying a home?
4. What style of home and location are you looking for; what features do you want?
5. The difference between a "pre-qualified" mortgage and a "pre-approved" mortgage.
6. How to evaluate and compare the homes that I will show you.
7. The types of recommended inspections to be done when buying a home.
